Proposals to redevelop Garfield House on Edgware Road have been given the green light by Westminster Council.
The scheme, by The Portman Estate, will see the demolition of existing buildings to the south of George Street, as well as a garage block to the rear – and the creation of a seven-storey office block with retail and community uses at street level.
The ground floor will see the creation of 10,000 sq ft of flexible open-plan space – akin to a food hall – known as ‘The Hub’. This will be accompanied by a dedicated community space, which will be made available to local community groups for free.
The replacement building, designed by Hopkins Architects, will be The Portman Estate’s first net zero carbon development, free from fossil fuels and exceeding the Mayor’s greening targets, with landscaping adorning stepped terraces at the rear of the new Garfield House.
